For decades all the "Guru's" have been talking about is "Rentals & Flips". And these strategies are great, don't get me wrong, but they don't work for everyone and they can be a lot of headache.

As an active Real-Estate Investor for the last 20 years, I have done everything from the nastiest renovations to bringing a Racehorse Track to my city. 

That is how I know that there is so much more than just rentals and flips. And, these strategies are often completed faster and have higher returns than your average buy and hold.

BUT, That's not the only problem... 

Nobody is talking about the mental drain that comes from dealing with tenants and never ending renovations and the toll it takes on your physical health. That stress isn't for everyone. 

As Real-Estate Investors, we waste so much time and energy fixing up old homes when we should potentially be tearing them down, increasing density and building new to impact the housing crisis in a positive way.
